How do I become an MLO with an active mortgage license?
1. Register with the NMLS.

What is a Mortgage Loan Originator?
Under the SAFE Act, an MLO is a licensed individual or institution that works with a borrower to complete a mortgage transaction.
What is the SAFE Act?
The Secure and Fair Enforcement Act was enacted in 2008. The SAFE Act established standards for MLOs, including mandatory NMLS-approved education and testing. The SAFE Act applies to MLOs in all states, with the exemption of those working under a depository institution.
What is the NMLS?
The Nationwide Multi-State Licensing System and Registry ("NMLS&R") was created as a licensing and registration database for prospective and current licensees. The NMLS database can also assist consumers who are looking to verify licenses of both licensed mortgage loan originators and companies.
What Education do I need for my state?
All states require a minimum of 20 Hours of NMLS-approved, pre-license education.
Many states require additional state-specific elective hours. Please reference the NMLS's state-specific education chart to verify your state's requirements.
The minimum pre-license education for new mortgage loan originators is outlined in the SAFE Act as follows:
• 3 hours of federal laws and regulations

Choose from several convenient start dates each week, with flexible 3-, 5-, or 14-day course tracks. All NMLS-approved, instructor-led online courses are required to be completed within a defined timeframe — from as short as 3 days up to 14 calendar days. Each course track is guided by a live instructor, available to answer your questions via phone, email, or live chat.
Approximately 50% of the NMLS National Exam includes content beyond the required 8 hours of NMLS-mandated “core” topics. Therefore, selecting a comprehensive and well-designed 20-hour NMLS-approved course is critical to effectively prepare for — and pass — the National Exam.
At Mortgage Educators and Compliance, we’ve dedicated our 12 elective hours for 2024 to focus on the 50% of the NMLS National Exam that isn’t covered in the mandatory 8-hour “core” topics. These hours dive deep into mortgage loan origination activities, general mortgage knowledge, and expanded coverage of the most challenging exam section — Federal Laws and Regulations.
To give you the best possible chance of passing the National NMLS Exam with USC, our entire 20-hour course is built around the NMLS National Test Component with Uniform State Content (USC) Outline. Every topic and subtopic from the official outline is addressed in detail in our 20-Hour SAFE Comprehensive Online Instructor-Led (OIL) Course.
Plus, when you enroll in our 20-Hour National SAFE Comprehensive Pre-Licensure Standard Course Bundle, you’ll receive FREE access to our online NMLS National Test Prep, giving you the tools and confidence to succeed on exam day.
